What 138 listings say about asking prices in Ghana right now
We counted every home on our catalogue. The median cedi listing asks GHS 3.01m, the median dollar listing asks $199,500 — and the gap between neighbourhoods matters more than either.

On 9 October 2026 our catalogue held 138 homes, every one of them for sale. 57 are priced in cedis, 58 in US dollars, and 23 have no published price at all. Because the two currencies are priced by different developers for different kinds of stock, we read them separately rather than converting one into the other.
These are asking prices, so there is often room to talk. Where a listing says "From", it shows the price of the lowest-priced unit in the scheme.
The cedi market: GHS 3.01m in the middle
The 57 cedi listings run from GHS 650,000 for a home on a gated estate in Tema to GHS 16.1m for a five-bedroom house in Cantonments, with a median of GHS 3.01m. Most of them sit in a fairly narrow band: 19 ask between GHS 1.5m and 3m and another 18 between GHS 3m and 5m. Only five ask less than GHS 1.5m, twelve ask between GHS 5m and 10m, and three ask GHS 10m or more.
Bedrooms step the price up unevenly. Two-bedroom listings have a median of GHS 2.04m and three-bedroom listings GHS 1.98m — almost the same money. The jump comes at four bedrooms, where the median is GHS 4.5m across 27 listings, and at five, where it is GHS 7.8m. If you need a third bedroom, it is cheap to add; a fourth roughly doubles the bill.
The dollar market: $199,500 in the middle
The 58 dollar listings run from $50,990 for an apartment in Sakumono (CR-0037) to $1.3m for a penthouse in Ridge (CR-0048), with a median of $199,500. Ten ask less than $100,000, nineteen between $100,000 and $200,000 and fifteen between $200,000 and $300,000; seven ask $500,000 or more.
Here the bedroom ladder is smoother: a median of $126,500 for one bedroom, $159,000 for two, $200,000 for three and $261,500 for four. That is mostly a reflection of what dollar-priced stock is — newer apartment and townhouse schemes, where each extra room adds a predictable slice of floor area.
Location does more than size
East Legon is the deepest pocket in the catalogue, with 14 listings plus six more in East Legon Hills. Its eight cedi listings have a median of GHS 6.7m. The four in East Legon Hills, a short drive further out, have a median of GHS 2.5m — close to two-thirds less. Cantonments sits above both, with a median of GHS 12.6m across its two cedi listings. Spintex, for comparison, has a cedi median of GHS 2.91m.
Where floor areas are published, the same pattern shows up per square metre. Dollar-priced apartments in Ridge and Airport West ask roughly $2,875 to $3,000 per square metre, while the gated townhouses in Borteyman (CR-0133 to CR-0135) ask about $1,500 — half the rate, for a front door and a parking space of your own.
How to use this
Compare like with like: the same number of bedrooms, in the same area, in the same currency. That gives you the clearest view of value.
