Peak commute to Ridge

The district

East Legon is where the city's professional middle and upper market settled through the 2000s, and it now has the infrastructure that follows money: several of the better international schools, the hospitals people actually use, and a commercial strip along the Boundary Road that has turned into the district's high street.

Stock is broad. You can buy a walled four-bedroom compound house, a serviced apartment, or a loft over a cafe, all within a kilometre. That breadth is the reason it stays liquid — there is a buyer for almost every property type here, which is not true in thinner districts.

The trade is traffic. The corridor into town via the Shiashie and Tetteh Quarshie junctions is the slowest part of many commutes in the city, and it has not improved in a decade. Buyers who work in Airport City tend to accept it; buyers who work in Ridge or the CBD often do not.

Good for

  • Families tied to international schools
  • Buyers who want resale liquidity
  • Anyone working in Airport City

Watch out

Drive your actual commute at 7:15am before you commit. The corridor is genuinely slow. And check the address on the title: "East Legon" on a listing can mean East Legon Hills, Adjiringanor or Ogbojo, which are different markets at different prices.

Our honest view

Is East Legon worth it?

What it does well

  • Resale is the easiest in Accra. There is a buyer for almost every kind of home here, so you are rarely stuck if your plans change.
  • Schools, hospitals, banks and the Boundary Road shops are all close by, so daily life does not depend on a trip into town.
  • It is around fifteen minutes from Kotoka Airport and Airport City outside rush hour, which suits anyone who flies often or works on that side of the city.
  • The choice is wide: finished family houses, gated homes, apartments and off-plan schemes, in both cedis and dollars.

Where it falls short

  • You pay for the name. Our cedi listings here have a median of GHS 6.7m, against GHS 2.5m a short drive further out in East Legon Hills.
  • Traffic into Ridge, Osu and the CBD is slow at peak hours, and the side roads off the main streets are not all tarred.
  • Mains water is unreliable on many streets. Most good houses run on a borehole or a storage tank, so check which one a house has and that it works.
  • Parts of the district are turning commercial. A quiet street can gain an office, a church or a bar within a few years, and some low-lying roads flood in the heavy rains.

The verdict

East Legon is worth its premium if you need good schools nearby, you work near the airport, or you care most about selling easily later. It is not the best value if you mainly want space for your money or you commute into central Accra every day. In that case, look at East Legon Hills, Adjiringanor or Ashaley Botwe, where the same budget buys a bigger, newer house. Visit at rush hour and after heavy rain before you sign.
