Where to buy a house in Accra

East Legon is where most families from the diaspora look first: gated estates, international schools and a short drive to Kotoka airport. Cantonments and Airport Residential carry the embassies and the highest prices. Spintex gives you more house for the money on the road to Tema, and Labone suits buyers who want an established street close to Osu.

Each neighbourhood has its own guide on this site with prices, yields, who the area suits and what to watch out for — read the guide before you book the viewing.

Ready to move in, or off-plan?

Ready homes in Accra are mostly priced in cedis and can be let the month you complete. Off-plan homes are usually priced in dollars and paid in instalments, which suits a buyer earning in pounds, euros or dollars — provided the developer has a record of finishing. We write the handover date and the payment plan on every off-plan listing.

Questions buyers ask

How much does a house in Accra cost?

It depends far more on the neighbourhood than on the size. The live listings on this page show the asking price of every home we carry, and our monthly pricing report counts the whole catalogue. Ask the desk for the current range in the area you have in mind.

Do I need to fly to Ghana to buy?

Not to choose. Most of our overseas clients shortlist and view by live video, and many sign through their lawyer. Most still fly in once before completion to see the house in person and meet the developer — we plan that trip around a short viewing day so it is worth the flight.

How do you protect me from land fraud?

We only publish homes we have visited and filmed, and we write the title position on every listing. We also insist your own lawyer runs a search at the Lands Commission before any money moves. Selling the same plot twice is the most common fraud against buyers abroad; a search and a lawyer-prepared conveyance are what stop it.

Can I own property in Ghana if I live abroad or hold a foreign passport?

Yes. Ghanaian citizens — including dual citizens living abroad — can hold land outright. Under section 10 of the Land Act, 2020 a non-citizen cannot be granted a freehold and a lease to a non-citizen cannot exceed 50 years at a time, which is the same position as most apartments and estate homes sold to foreign buyers. Check your citizenship status and the lease term on the title with your own lawyer before you pay a deposit.

General guidance, not legal advice. Read the law behind a Ghana property purchase.
