The district

Spintex is a road before it is a neighbourhood — a long arterial running east from the Tetteh Quarshie interchange toward Tema, with gated estates, warehouses, retail and new apartment blocks stacked along it and the service lanes behind.

What it lacks in charm it makes up for in numbers. Land came to market later here than in East Legon and the developers who bought it are building at scale, so per-square-metre pricing is thirty to forty per cent below the premium districts for comparable specification. Rental demand from the industrial and logistics employment along the corridor is steady, and the gross yields are the strongest inside greater Accra.

Two practical warnings. Drainage varies enormously plot to plot, and some of the older estates flood in the heavy season — ask to see the site in June. And the estate infrastructure is the whole value proposition, so check that the roads, the treatment plant and the generation are actually commissioned rather than promised.
