A safe purchase in Ghana always has the same bones: a verified seller, a land search at the Lands Commission, a written sale agreement prepared by a lawyer, payment by bank transfer, and registration of your interest afterwards. Skipping any one of those is where buyers lose money.
We handle the first and the last — finding verified stock and seeing the handover through — and we work alongside your lawyer for everything in between.
Tema is the strongest alternative to Accra on the catalogue: newer estates, more space for the money and a short drive to the port and the motorway. We also carry selected homes on the Aburi ridge.
Yes. Ghanaian citizens — including dual citizens living abroad — can hold land outright. Under section 10 of the Land Act, 2020 a non-citizen cannot be granted a freehold and a lease to a non-citizen cannot exceed 50 years at a time, which is the same position as most apartments and estate homes sold to foreign buyers. Check your citizenship status and the lease term on the title with your own lawyer before you pay a deposit.
By bank transfer to the vendor or developer, against a written and signed agreement your lawyer has reviewed. Never pay cash and never pay an individual “on behalf of” a seller. Licensed agents are not allowed to take cash under the Real Estate Agency Act, 2020. Agree in the contract which currency you are paying in and which exchange rate applies on each instalment date.
We only publish homes we have visited and filmed, and we write the title position on every listing. We also insist your own lawyer runs a search at the Lands Commission before any money moves. Selling the same plot twice is the most common fraud against buyers abroad; a search and a lawyer-prepared conveyance are what stop it.
Not to choose. Most of our overseas clients shortlist and view by live video, and many sign through their lawyer. Most still fly in once before completion to see the house in person and meet the developer — we plan that trip around a short viewing day so it is worth the flight.
