Buying from the USA

Buy a house in Ghana from the USA.

This page is for Ghanaians in New York, Houston, Atlanta, Washington DC and the Bronx — and for African Americans moving to Ghana, many of whom first came for the Year of Return and decided to stay.

Accra is four hours ahead of New York in summer and five in winter, so an evening video viewing in Atlanta is a morning walk-through in Accra. We schedule around you.

How buying from the US works

  1. 01Tell us the brief — budget, city, bedrooms, and whether you want to live in it, let it or both. A thirty-minute video call is usually enough.
  2. 02We shortlist from verified stock only: every listing on this site has been visited and filmed, and its title position is written down on the page.
  3. 03Live video viewing. One of us walks the house, the street and the neighbours on WhatsApp or Zoom while you ask questions — no relative has to take a day off work.
  4. 04Your own Ghanaian lawyer runs the land search at the Lands Commission and reviews the sale agreement. Under the Land Act, 2020 only a lawyer may prepare a conveyance.
  5. 05You pay the developer or vendor by bank transfer, never in cash and never through us. The Real Estate Agency Act, 2020 bars agents from taking cash.
  6. 06Handover and registration, with photographs and a written update at each stage — and, if the house is to earn while you are abroad, an introduction to a letting manager.

African American and moving to Ghana?

Moving to Ghana is a bigger decision than buying a house, and we would rather you rent first and buy second. We can find you a furnished rental in the area you are considering, then shortlist homes to buy once you know the neighbourhood.

If you do not hold Ghanaian citizenship, the Land Act, 2020 limits you to a lease of up to 50 years at a time rather than a freehold. That is how most estate homes and apartments are sold anyway, but check the lease term on the title — and ask your lawyer about your residence and citizenship options, which change the picture.

Questions buyers ask

Can I pay in US dollars?

Many off-plan homes are marketed in dollars, but a Bank of Ghana notice restricts pricing and taking payment in foreign currency without authorisation. Ask the developer exactly how payment will be taken, in which currency and at whose exchange rate, and make sure the answer is in the contract.

Can I own property in Ghana if I live abroad or hold a foreign passport?

Yes. Ghanaian citizens — including dual citizens living abroad — can hold land outright. Under section 10 of the Land Act, 2020 a non-citizen cannot be granted a freehold and a lease to a non-citizen cannot exceed 50 years at a time, which is the same position as most apartments and estate homes sold to foreign buyers. Check your citizenship status and the lease term on the title with your own lawyer before you pay a deposit.

Do I need to fly to Ghana to buy?

Not to choose. Most of our overseas clients shortlist and view by live video, and many sign through their lawyer. Most still fly in once before completion to see the house in person and meet the developer — we plan that trip around a short viewing day so it is worth the flight.

How do you protect me from land fraud?

We only publish homes we have visited and filmed, and we write the title position on every listing. We also insist your own lawyer runs a search at the Lands Commission before any money moves. Selling the same plot twice is the most common fraud against buyers abroad; a search and a lawyer-prepared conveyance are what stop it.

General guidance, not legal advice. Read the law behind a Ghana property purchase.
