Buying from the UK

Buy property in Ghana from the UK.

If you live in London, Manchester, Birmingham or Milton Keynes, you probably want what most British Ghanaians want: a home in Ghana you can trust, without spending three weeks of annual leave chasing it.

Accra runs on GMT, so for half the year a viewing at lunchtime in Accra is lunchtime in London, and during British Summer Time it is just one hour ahead in the UK. That makes live video viewings straightforward — before work, at lunch or on a Saturday morning.

  • Every home visited and filmed
  • Title position on every listing
  • Live video viewings in your time zone
  • Pay the vendor by bank transfer only

How buying from the UK works

  1. 01Tell us the brief — budget, city, bedrooms, and whether you want to live in it, let it or both. A thirty-minute video call is usually enough.
  2. 02We shortlist from verified stock only: every listing on this site has been visited and filmed, and its title position is written down on the page.
  3. 03Live video viewing. One of us walks the house, the street and the neighbours on WhatsApp or Zoom while you ask questions — no relative has to take a day off work.
  4. 04Your own Ghanaian lawyer runs the land search at the Lands Commission and reviews the sale agreement. Under the Land Act, 2020 only a lawyer may prepare a conveyance.
  5. 05You pay the developer or vendor by bank transfer, never in cash and never through us. The Real Estate Agency Act, 2020 bars agents from taking cash.
  6. 06Handover and registration, with photographs and a written update at each stage — and, if the house is to earn while you are abroad, an introduction to a letting manager.

Paying in pounds

Most off-plan homes in Ghana are priced in dollars and most finished homes in cedis. If you earn in sterling you are carrying two currency moves, so agree in writing which currency each instalment is paid in and at whose exchange rate. Use a regulated UK transfer provider or your bank, and keep every receipt — your lawyer will want them at registration.

Questions buyers ask

Can I get a UK mortgage on a house in Ghana?

UK high-street lenders do not generally lend on overseas property. Buyers in the UK usually pay from savings, release equity on a UK home, or take a developer instalment plan. Some Ghanaian banks offer dollar mortgages — our market report covers current rates — so ask the lender directly about non-resident eligibility.

Do I need to fly to Ghana to buy?

Not to choose. Most of our overseas clients shortlist and view by live video, and many sign through their lawyer. Most still fly in once before completion to see the house in person and meet the developer — we plan that trip around a short viewing day so it is worth the flight.

How do I pay safely from overseas?

By bank transfer to the vendor or developer, against a written and signed agreement your lawyer has reviewed. Never pay cash and never pay an individual “on behalf of” a seller. Licensed agents are not allowed to take cash under the Real Estate Agency Act, 2020. Agree in the contract which currency you are paying in and which exchange rate applies on each instalment date.

Can I own property in Ghana if I live abroad or hold a foreign passport?

Yes. Ghanaian citizens — including dual citizens living abroad — can hold land outright. Under section 10 of the Land Act, 2020 a non-citizen cannot be granted a freehold and a lease to a non-citizen cannot exceed 50 years at a time, which is the same position as most apartments and estate homes sold to foreign buyers. Check your citizenship status and the lease term on the title with your own lawyer before you pay a deposit.
