The property

These are the houses in the first phase of a gated estate in Santeo, East Legon Hills, on the north-eastern edge of Accra. The developer puts the estate about five minutes from the British International School and the University of Cape Coast’s Accra campus, and about ten minutes from the Melcom shopping centre and the Swedish Ghana Medical Centre. Site photographs show finished single-storey homes on the estate already.

Four house types are offered. The three-bedroom single-storey semi-detached house (106 sqm) has an open-plan living and dining room, a kitchen, an ensuite master bedroom, two bedrooms sharing a bathroom and a covered patio. The three-bedroom double-storey semi-detached house (180 sqm) adds a double-volume living area, a pantry, a scullery and domestic quarters. The three-bedroom detached bungalow (146 sqm) has a similar plan with more space, a store and domestic quarters. The largest, a four-bedroom double-storey detached house (200 sqm), has a master suite with a walk-in closet, three more ensuite bedrooms, domestic quarters, a terrace and a private back garden.

Every house has aluminium windows, low-energy lighting, natural cross-ventilation, a double-volume feature, a modern kitchen and a private garden, and air conditioning is optional; the three-bedroom types come with two parking spaces. Residents share a swimming pool with an entertainment deck, a children’s play area, a landscaped sitting area and a convenience shop.

The developer has not published prices. Buyers can pay by mortgage or over 12 months: a non-refundable USD 3,000 reservation, then 40% of the price in the first month and 20% at months six, nine and twelve.
